What to buy, trade by trade

Each line shows how it was counted. "Drawings call for" is the takeoff with its overage; "Buy" is that rounded up to whole sheets, boxes or rolls. The small figures under a quantity split it by floor (B basement, G ground, 2 second, 3 third), so a trade can be bought floor by floor.

Electrical and mechanical

Counted from the ceiling plans

The ceiling plans (A700 to A703) carry the electrical and mechanical engineers' layers. Each symbol was counted by its shape and size, floor by floor. Symbols drawn as a pair are counted once, and long runs (strip light, wall-fin radiation) are measured in metres. This set has no electrical legend, so the names are our reading of the shapes: check them against the electrical and mechanical drawings, which also carry what a ceiling plan does not show (fixture types, wire, conduit, panels, receptacles, ductwork, piping).

Measured from the drawings

What the drawings say

Partitions were measured along the drywall faces on each floor plan and matched to the wall-type tag beside them. Exterior walls were measured along the sheathing. Ceilings were measured room by room on the ceiling plans, each with the finish its tag gives. The roof was measured on the roof plan and the slope on the building section.

Checks on the method: the 32 resident rooms measure 12.6 to 13.1 m² on the ceiling plan; the room schedule on A101 gives 12.50 m². The roof's 5 in 12 slope reads 22.6° on both the section (A300) and an elevation. Doors: 402 door tags on the plans (Basement 13, Ground 129, Second 136, Third 124).

Assumptions

How it stays never-under

  • Wall heights: floor to floor from the building section (A300) less the 304 mm floor: basement 3.10 m, ground 3.50 m, second 2.90 m, third 3.20 m to the roof trusses. Every partition goes to the underside of the structure, even where a plain wall could stop above the ceiling.
  • Studs are counted wall piece by wall piece: one every 600 mm (400 mm on the P42 chase) plus one to close the piece. At each of the 402 door tags, two 20 ga studs each side take the place of the plain stud at the jamb. Bottom track plus 10%; the top is slotted deflection track plus 10%. Screws: 2 per stud at the bottom track, 4 at closing studs and jambs. Pins: 6 per 10 ft of track on concrete.
  • Exterior walls: structural studs every 600 mm along each wall run, plus 4 at every opening (king and jack both sides), and a header and sill track 300 mm wider than each opening. Windows come out at 1.5 m tall; the wall above and below is framed, sheathed in glass-mat board and boarded inside with 5/8 in Type X, each plus 10%. Closed-cell spray foam fills the cavity.
  • Board stands up: one sheet per 1.22 m of wall, per face, per layer, in the shortest length that clears the height (10 ft on the second floor, 12 ft elsewhere), plus 10%. Door openings are not taken out. Screws: 9.15 per m² of board, 13.12 on rated walls.
  • Ceilings: drywall ceilings on furring channel 400 mm apart and carrying channel 1.2 m apart, a hanger every 1.2 m each way, board plus 12%. Tile ceilings as 2'x2' on mains 4 ft apart, plus 5%, with wall angle round every room that has one.
  • Taping: 370 ft of tape per 1,000 sq ft of finished face and a 17 L carton per 450 sq ft. Corner bead: one outside corner per 20 m of partition (twice on the P42 column wraps), plus a length up each jamb and across the head of every window, where the drywall returns.
  • Paint: walls to 2.75 m and every drywall or exposed ceiling, 1 coat of primer and 2 of paint, at 350 sq ft a gallon. The pail price is worked out from a gallon price; a contractor pail usually costs less.
  • Insulation: the wall area once, not per side, plus 5%. Acoustic sealant: a bead on each leg of the top and bottom track, both sides. Firestop: the head of every rated wall, both sides, as a 20 x 16 mm joint.
  • Roof (R05): the plan area on the roof plan (A104) times 1.0833 for the 5 in 12 slope; hips and valleys corrected for the slope. Shingles at 3 bundles a square plus 15% for a cut-up roof; underlayment, ice and water, drip edge, ridge cap, starter and nails by IKO's own figures. Plywood at 32 sq ft a sheet plus 10%, 33 screws a sheet.
  • Electrical and mechanical: counted symbol by symbol on the ceiling plans; nothing is added for overage, since each count is a device to place.
  • Each wall tag with no wall measured beside it adds 3 m of that wall type (36 tags, about 108 m).
Where each rule comes from
  • Studs and track: CGC Gypsum Construction Handbook (2005), ch. 2 Framing: studs = ceil(L / spacing) + 1 per run; 20 ga jamb studs for doors over 810 mm or 45 kg, two per jamb for heavy doors; track fastened 2 in from each end and 24 in apart at most; studs screwed to track only at jambs, ends and intersections (4 per stud). The 2 per stud at the bottom track is our allowance for crews that screw every stud.
  • Board: 10% waste: U.S. EPA C&D debris report (2016), Table 1; NIST BEES found about 12%. Openings figured solid: CGC handbook ch. 3.
  • Board screws: CGC handbook ch. 3 and appendix: about 850 per 1,000 sq ft on 24 in framing (9.15 per m2); 1,219 per 1,000 sq ft with screws 8 in apart and sheets standing (13.12 per m2), used on rated walls. Ceilings at 12 per m2 and sheathing at 13.12 per m2 are our allowances.
  • Taping: CGC handbook ch. 3: 370 ft of tape and 63 kg of all-purpose compound per 1,000 sq ft; a 17 L carton finishes about 450 sq ft (USG FAQ). Only the face layer is finished.
  • Insulation: ROCKWOOL Safe'n'Sound item table: 3 in for 24 in steel studs, 64.7 sq ft per pack (6.01 m2). No maker states a batt waste; 5% is our allowance.
  • Ceilings: USG suspended ceiling installation guide: mains 4 ft apart, a cross tee per 8 sq ft, a hanger every 4 ft of main, plus 5% on grid, wall angle and wire. Drywall ceiling grid per CGC ch. 2 (carrying channel 1200 mm, furring 400 mm).
  • Acoustic sealant: DAP CDA Mono acoustical sealant: an 825 mL cartridge runs about 26 m (85 ft) of a 1/4 in bead; CGC ch. 5: a bead on each leg of every runner.
  • Firestop: Hilti CP 606 yield: length per pack = volume / (joint width x depth). The 20 x 16 mm head-of-wall joint is an assumption; the listed system on the drawings decides.
  • Paint: Sherwin-Williams and Benjamin Moore data sheets: 350 sq ft per gallon at the low end (162.6 m2 per 18.9 L pail); new board takes 1 primer and 2 finish coats.
  • Roofing and roof deck: TAKEOFF-RULES section on roofing, from IKO (Cambridge data sheet, How to Bid a Roofing Job, bundle coverage, RoofGard underlayment, ArmourGard, Hip & Ridge 12) and the U.S. EPA C&D table: surface = plan x sqrt(1 + (rise/12)^2); bundles = squares x 3 x (1 + waste), 10% simple to 15% cut-up; underlay rolls of 1,000 sq ft net 916.7 with 4 in laps, less the eave strip; ice and water rolls of 65 ft (64.5 net); drip edge = eaves / 10; ridge cap = (ridges + hips) x 1.10 / coverage; 240 nails a square plus starter and 2 per cap. Plywood: net area / 32 sq ft per sheet and 33 fasteners per sheet at 24 in supports (TAKEOFF-RULES, wood framing); 10% waste on a hip roof is our allowance.

Questions for the estimator

  1. P44A, P44B and P44C are struck out on the assembly schedule (A003) but still tagged on the second floor (10 tags with no wall drawn beside them, plus walls measured at those thicknesses). They are priced as the precast walls of the same thickness (P37, P31, P33). Ask the architect which type replaced them.
  2. P44 (2 hr, two layers of 3/4 in Type X each side, about 222 m) is the most expensive wall on the job: 812 sheets of 3/4 in board, which no store carries. Get a supplier price first.
  3. Stud gauge: the stud and track prices are Star's 18 mil studs (about 25 ga). If the spec calls for 30 or 33 mil, every stud and track line goes up.
  4. Door jambs: 1,612 studs of 20 ga, two each side of every door, the rule for doors over 810 mm or 45 kg. Care home doors are wide and heavy, so this is likely right; check the gauge the spec wants.
  5. Head of rated walls: priced as a slotted deflection track with a 20 x 16 mm firestop joint both sides (1,208 tubes). The listed head-of-wall system named on the drawings sets the real track and joint. Deep-leg track stands in for the slotted track's price.
  6. Backing and blocking: grab bars, handrails and wall-hung fixtures need backing in the walls. None is drawn on these sheets, so none is in the takeoff. Carry an allowance per room or ask for the backing plan.
  7. Window returns are taken as drywall with corner bead. If the returns are wood or another material, take that bead out.
  8. Prices are from Hamilton and Winnipeg. Get a Sudbury yard's price and the freight before this goes on a proposal.
  9. Electrical set: fixture types, wire, conduit, panels and receptacles are on the electrical drawings, which are not in this set. The counts here are a check for when they arrive.
  10. Eave protection: one 36 in course of ice and water along the eaves is assumed. If the spec wants it higher up the roof, add rolls.
  11. Roofing nails are priced as 1-1/4 in coil nails. With 19 mm plywood on a steel deck, the nail cannot run past the plywood into the steel: confirm the length with the shingle maker or the spec.
  12. Attic insulation: the R05 roof calls for R-71 in the attic and a 6 mil poly (A003). Neither is taken off yet: add them before the insulation price goes out.
  13. Wet rooms: P20 and the ceilings in washrooms and tub rooms call for moisture resistant board. The count is the same; the board type changes on those walls.
  14. Plain partitions (P20A, P21A, P25) are taken full height. If they stop 150 mm above the ceiling, their studs get shorter and the board on them drops by up to a fifth (most on the ground floor, where the walls are tallest). They carry no insulation.
  15. Two "P--" tags on the second floor have no type yet; they are priced as P20.
  16. Tile ceilings are tagged ACT without saying ACT_A (2'x4') or ACT_B (2'x2' tegular). They are priced as 2'x2'.
  17. Fire-rated tile: 4.8 m² of the tile ceilings (FR-A, on the second floor) are priced as plain tile. Rated tile costs more.
